SMS / Text Message Communications

PK Real Properties is a privately owned residential rental business serving Memphis, Tennessee. When tenants sign a lease with us, they may consent to receive SMS text messages from PK Real Properties for tenancy-related communications.

How tenants consent

All tenants of PK Real Properties sign a written Residential Lease Agreement that includes a dedicated SMS / Text Message Communications section. By providing their mobile phone number on the lease and signing the SMS consent section, tenants expressly authorize PK Real Properties to send text messages related to their tenancy.

For tenants whose original lease pre-dated this SMS consent practice, PK Real Properties uses a separate SMS Consent Amendment that explicitly captures the same consent.

What we send

SMS messages sent by PK Real Properties to tenants may include:

  • Rent payment reminders
  • Late payment notices
  • Repair and maintenance scheduling
  • Property maintenance reminders (including lawn care)
  • Notices of our intent to enter the premises for inspection or repair
  • Lease renewal communications

Message frequency and rates

Message frequency varies. Tenants may receive several messages per month depending on the circumstances of their tenancy. Standard message and data rates may apply based on the tenant’s mobile carrier plan.

Opt-out and Help

Tenants may opt out of SMS communications at any time by replying STOP to any text message. After opting out, the tenant will receive a confirmation of opt-out and no further SMS messages will be sent. Tenants can reply HELP to any message for assistance, or contact us at pkpropertydirector@pkrealproperties.com.

Privacy

PK Real Properties does not sell or share mobile phone numbers or SMS opt-in data with any third parties for marketing purposes. Full details are in our Privacy Policy.

Below is a copy of the SMS Consent section included in every PK Real Properties Residential Lease Agreement:

SMS / TEXT MESSAGE COMMUNICATIONS

By providing a mobile telephone number on this lease, LESSEE expressly consents to receive SMS text messages from LESSOR (PK Real Properties) at the mobile number provided, for purposes related to this tenancy. Such messages may include, but are not limited to: rent payment reminders, late payment notices, repair and maintenance scheduling, property maintenance reminders (including lawn care), notices of lessor’s intent to enter the premises for inspection or repair, and lease renewal communications. LESSEE acknowledges that message frequency varies and that standard message and data rates may apply based on LESSEE’s mobile carrier plan. LESSEE may opt out of SMS communications at any time by replying STOP to any text message, after which LESSEE will receive a confirmation of opt-out and no further SMS messages will be sent.
